- By dedicating an entire floor to these shared amenities, we create an environment where residents can socialize and relax without compromising their personal space. A dedicated cleaning service attends to the common areas three times a week.

On signing the contract there is one payment to make:
(1) the holding deposit is paid, which equals 1 x the monthly rent. As you may know, the standard deposit as per Belgian rental law equals 3 x the monthly rent. So one third of the deposit is paid upon signing the rental contract.
One month before you move in there are two payments to make:
(1) The remainder of the deposit is paid. As you may know, the standard deposit as per Belgian rental law equals 3 x the monthly rent. You already paid one third, so the remaining two thirds of your deposit is paid 1 month before you start your tenancy. Your deposit is returned promptly when you move out, in accordance with the rental agreement.
(2) Your first month’s rent plus cost provision is paid.
After you move in:
Your monthly rent should arrive on our bank account before the first calendar day of each month. Please ensure to always pay in a timely manner, and we recommend setting up an automatic bank transfer which sends the money on the 25th of each month. That helps overcome public holidays and weekends, and ensures your rent arrives before the first calendar day of each month.
We include the following: general building insurance, high-speed internet (we know how critical stable internet is for you!); all water consumption; all heating costs; all electricity costs; cleaning of communal areas.
Please note that the Landlord has invested a lot in energy efficiency and asks that all residents use natural resources responsibly. That includes water, heating and electricity. Should consumption be outside of the normal estimated range, the landlord can, according to Belgian rental law, review the monthly charges.
Looking for a replacement tenant: during your notice period, you actively look for a replacement tenant via social media and organise viewings by candidate tenants, in order to find a timely replacement before you move out.
With some luck, you may find suitable candidate tenants who we are happy to accept, and who can move in even before your notice period ends. That will allow you to shorten your notice period.
Our rental agreement is fully aligned with the Belgian legislation on rental agreements.
Once a year the rental price can be adjusted with the cost of living index, which is standard as per Belgian rental law.
You can also apply for a resident’s permit at city hall, to allow you to park in the street in front of or nearby the house.

Hi , I have lived at this house for over 2 years, before I moved to another city. There is a lot to say. In a nutshell:
All tenants are international, and most are young professionals, doing either a PhD or PostDoc, or starting their professional careers. This makes it into a house for international professionals, who match really well with each other, it is a really good community who get along well.
The owner is really attentive, and designed some guidelines so that everyone is clear on house rules. This gives structure and transparency and makes it smooth, there are no discussions between tenants about how things are organised, which is nice.
It is a stable community of people who stay long-term, instead of some other houses where people stay for a short while, and where there are regular check-ins and check-outs
All shared areas are kept very clean and tidy, and people are respectful about it, this is appreciated a lot actually. It avoids discussions, and makes for a smooth, happy coliving experience.
Well done to the owners, who really selected the people well. On top of the house being very nice, it is the community of people who match well with each other, that is so special.
The house is at a perfect location for movie, drinks, food and strolling, at the crossing point of the park and city centre, also close to the main train station.
It has been very nice to live in the house😊 I am very grateful that I could live here.
I’m really happy I chose to live here. One of the best things was the people for sure, we have super nice people and a warm atmosphere here. I liked each and everyone and it’s also fun that there’s variety in personalities and international backgrounds. Especially some of them have become very close to me already so it’ll be super hard leaving this community behind.
To be honest, even though it sounded good from the beginning, it was even better. The location is perfect in my opinion, wouldn’t want to live right inside to the inner city center but it’s still close enough to the inner city, and all the important places are easy to access.
I was very happy with how well the house was equipped and if something needed to be fixed that was always taken care of efficiently. Living here with other people, it has been working so well, everybody respects each other and the common areas so it has been a pleasure having this lively house-family here.
Rental Homes prioritizes the quality of the community within the house, which is without a doubt the most important aspect of any co-housing. During my time at Citadellaan in Ghent, I was grateful to be surrounded by genuinely great people with similar goals and aspirations. If I ever return to Ghent, I know exactly where I’ll stay again!
The shared house is very pleasant, with respectful and friendly housemates. The home is also very well equipped, I really enjoyed my time at Citadellaan.
About my room: I’m very happy with my room—it’s cozy and comfortable. Overall, I’m very satisfied with it.
What I love most: The best part about living in the house is the sense of community among the tenants. We often cook, eat, or spend evenings together, whether it’s grabbing drinks or sharing tea before bed to chat about our day!
I have been very happy here, nothing negative to say, I’m really glad I decided to stay in this house.
The house is really comfortable. I have to also give some extra credit for choosing such nice people to live here, everybody is so friendly and we’ve even hung out and done things together outside the house.
It was wonderful to stay in a room in the house on the Citadellaan. The landlords are super professional and friendly people. Communication is efficient. The house has been beautifully renovated and has a well-equipped kitchen and nice bright living room. The kitchen and living room is shared with the roommates. The home community is made up of adults who are building out their careers. It was a joy to stay there!
