How Do I Apply?
– Once you fill out your details in the “apply now” section, your application will be reviewed. Once it is accepted, you will receive an email with the official request to digitally sign the contract within 48 hours.

– Please send along a copy of your passport or ID card, and a recent proof of address document. That’s all for now! Oh, and you can add a few lines about who you are and where you come from, what you plan to do work wise and what your passions are. That is always welcome 🙂
Is there a minimum stay?
– The minimum stay is 3 months. However for the group dynamics of the building for arranging all the paperwork, longer stays are welcome.

How do I move in?
– Upon move-in a photo inventory is signed as a condition report of the flat.

– Please let us know beforehand on which date you will arrive and we will arrange to greet and meet you at the flat, to help provide a smooth check-in process!
Can you explain all the costs?
We try to simplify everything for you, so that renting becomes easy and you can focus on everything else that matters!

On signing the contract there is one payment to make:

(1) the holding deposit is paid, which equals 1 x the monthly rent. As you may know, the standard deposit as per Belgian rental law equals 3 x the monthly rent. So one third of the deposit is paid upon signing the rental contract.

One month before you move in there are two payments to make:

(1) The remainder of the deposit is paid. As you may know, the standard deposit as per Belgian rental law equals 3 x the monthly rent. You already paid one third, so the remaining two thirds of your deposit is paid 1 month before you start your tenancy. Your deposit is returned promptly when you move out, in accordance with the rental agreement.

(2) Your first month’s rent plus cost provision is paid.

After you move in:

Your monthly rent should arrive on our bank account before the first calendar day of each month. Please ensure to always pay in a timely manner, and we recommend setting up an automatic bank transfer which sends the money on the 25th of each month. That helps overcome public holidays and weekends, and ensures your rent arrives before the first calendar day of each month.

What’s included in the monthly cost provision?
The good news is that a lot of items are covered, so that you don’t have to worry about arranging any paperwork or paying separate bills. We want to provide you with a simple and intuitive rental process, and simplifying the bills is part of that!

We include the following: general building insurance, high-speed internet (we know how critical stable internet is for you!); all water consumption; all heating costs; all electricity costs; cleaning of communal areas.

Please note that the Landlord has invested a lot in energy efficiency and asks that all residents use natural resources responsibly. That includes water, heating and electricity. Should consumption be outside of the normal estimated range, the landlord can, according to Belgian rental law, review the monthly charges.
Can I register myself at the flat?
Yes you can!
How about insurance?
The flat is covered by general insurance. You can either take a separate insurance to protect your own private belongings, or you can request that we insure them for you (depending on the value of your private belongings, this would typically cost around euro 10 per month).
Process to move out?
Notice period: we offer you the flexibility to leave using the standard notice period provided in Belgian rental law. The notice period will start on the first day of the following month, as per standard rental law: "The period of notice shall begin on the first day of the month following the month in which notice was given." For example, if the notice of termination is given on 22nd November, the period of notice begins on 1 December.

Looking for a replacement tenant: during your notice period, you actively look for a replacement tenant via social media and organise viewings by candidate tenants, in order to find a timely replacement before you move out.

With some luck, you may find suitable candidate tenants who we are happy to accept, and who can move in even before your notice period ends. That will allow you to shorten your notice period.

Our rental agreement is fully aligned with the Belgian legislation on rental agreements.
Can my rent change?
Monthly cost provision: the Landlord can, according to Belgian rental law, review the monthly charges if the actual consumption is to exceed the estimated monthly charges.

Once a year the rental price can be adjusted with the cost of living index, which is standard as per Belgian rental law.
Do I pay a deposit?
Correct, the deposit equals 3 x the monthly rent of your room. It is standard as per Belgian rental law. One third of the deposit is paid upon signing the rental contract, and the remaining two thirds is paid 1 month before you start your tenancy. Your deposit is returned promptly when you move out, in accordance with the rental agreement.
Is there a place for storage?
The house has a storage area for small items you don’t want to store in your flat. Some flats have a separate bike storage, too.
Is there a bicycle for storage?
Yes, some flats offer a dedicated bike storage in the building, and all flats offer several bike storage points provided by the city in the same street.
Is there a car park?
Yes, some flats offer a dedicated car park that can be rented separately.

You can also apply for a resident’s permit at city hall, to allow you to park in the street in front of or nearby the house.

Can I bring a pet?
Unfortunately not, as the building has a no-pet policy.
Can I smoke?
The building has a no-smoking policy. It is not allowed to smoke in the flat or common areas of the building, out of respect for all residents.
Can I invite friends over?
Of course, you can invite friends over, but parties at the flat have to follow building regulations and respect the peace and privacy of other residents in the building. As a general rule, you only invite others to stay overnight at the flat as an exception.
Is there a cleaning service?
Yes there is! All the common areas in the building are cleaned and maintained.
Is my flat furnished and equipped?
Yes we have taken care of that for you! We provide a hotel level bed and mattress, a wardrobe, a desk and desk chair, high-speed internet, a seating corner, fully equipped kitchen and bathroom, lights, curtains, and so on!
Can I arrange a visit?
You can apply for a flat through the ‘apply now’ button and we will connect you with the people who arrange viewings.

It was wonderful to stay in a room in the house on the Citadellaan. The landlords are super professional and friendly people. Communication is efficient. The house has been beautifully renovated and has a well-equipped kitchen and nice bright living room. The kitchen and living room is shared with the roommates. The home community is made up of adults who are building out their careers. It was a joy to stay there! If I ever have the chance to return to Ghent, I will contact Rental Homes to stay at one of their places! Marjolein from Netherlands

My stay

The house is clean and beautiful! The rental process was easy and transparent. The rooms have beautiful wooden floors and high ceilings, which I love and every furniture and appliances are up to modern and high standards.
In this house I had the pleasure to live and make friends with international and interesting people. It was my first place to live after moving to Ghent and I highly recommend it for people who want to have nice roommates and a community right away.

Since I don’t know anyone from Belgium yet I like to live with other people because it is quite a natural way to create new relationships and not be on my own. Living in this house in an international community turned out to be really ideal. I also like its location, safety and tranquility.

What I most like about the cohouse is the community with the other tenants; you have your own space but at the same time there are common areas where you can spend time together. You can feel the good and respectful atmosphere among the tenants, always willing to lend a helping hand whenever you need it.

I also love that there is a garden with a few tables where you can eat or have a drink with others after work, it is really nice! As for the facilities, everything is completely new and tastefully designed (beautiful façade and furniture as well as spacious areas). I would definitely recommend it.
